Dubai’s Burj Khalifa Is Genuinely Splendid

The name of this building was recently changed to the Burj Khalifa right at the time of its launch last month.

The country of Abu Dhabi, basically next door to Dubai, really offered a lot of help last year when the world economy had gone down to a crisis level, and Dubai made the decision to change the name as a way of letting them know just how much they appreciated all the financial help they received.

Continuing on, there is no other landmark in the whole world that can compare to this spectacular building. You might have seen mention of it on the news, but here we are going to talk about some of the features that are part of the reason why this building is the most beautiful one that the world has ever seen.

What’s incredible about this landmark is the fact that over 160 floors of space occupy it, all with the ability to be lived in. As I’m sure you could imagine, this would cost a lot of money and the price tag of $2,000 per square foot is no laughing matter.

That’s right; a 2,000 square foot apartment would have sold for nearly 4 million dollars! Thankfully, prices have dropped since then to as low as half of their peak, but that’s still some extraordinarily expensive real estate.

Along with restaurants and other types of commercial space, a lot of floors will be for offices.

For tourists, they’ll be glad to know that a top of the line hotel will also be featured here, thanks to the architecture of Giorgio Armani. A swimming pool will adorn this building near the top, in addition to a mosque, both of which will be at the highest altitudes in the world for their kind.

Costa Rica is a Latin American country with great sandy beaches, volcanoes, and tropical mountains. Fact is, it is one of the most visited countries in Central America. Today it has a booming industry with many hotels, resorts, golf courses, restaurants, casinos, pubs, and locales catering to adult activities. More and more Americans, Canadians, and Europeans are retiring or living here with thousands owning second homes along the spectacular beaches or tropical mountains. Foreigners can own property in Costa Rica and tens of thousands live here year-round because of its democratic government, tropical climate, reasonable land prices, and spectacular laid-back natural environment. All this in turn has led to an increase in Costa Rica real estate prices, particularly along the magnificent Pacific coast where most of the tourists go.

The Pacific coastline, in particular, with great weather and numerous amenities, has been the most popular area for travelers for a number of years. Costa Rica real estate has been, and continues to be, a good investment because the country has a very stable political system and a growing economy. The crime rate in Costa Rica remains low, though increasing, and human development indices are very high compared to other Central American countries. The tourist influx has also seen the country evolve to accommodate the international community. Of course Costa Rica has not been immune to the severe economic downturn in America and Europe. Sales of condominiums and single family homes for expats or as second homes in subdivisions have slowed dramatically and in some areas along the Pacific coast cash-strapped Americans are selling their tropical homes at steep discounts.

Every contraction sets the stage for recovery. Costa Rica is expected to boom again due to the continuing tourist influx into the country, the high returns that real estate investment yields here, and the increasing scarcity of land in some places. Over the last decade, many investors have seen the value of their investments soar, though there is in fact a pull-back today in some areas because of the worldwide recession. Even many small investments have proved to be lucrative. Tempering the future boom a bit, though, may be that the fact that property in highly desired areas is becoming increasingly scarce. On the other hand, this may lead to increased investment in prime real estate inland.

The beach properties along the Pacific coast have seen, and will probably see, the largest increase in prices over time. The Caribbean coast remains relatively undeveloped. Certainly prices there, like all of Costa Rica, are rising but not nearly as much as on the other coast (which, of course, means that stress on prices have been less lately than on the Pacific side). And, as more and more Ticos move from the country into the big urban area around San Jose, available prime property has become increasingly scarce. Demand remains strong in the urban areas and, for more and more expats who live in Costa Rica, the amenities and climate around San Jose are proving irresistible.

Brazil is booming and for foreign travel and international property investments, it is currently the country of choice. People are flocking there in droves to enjoy its year-round climate, clear Atlantic waters, and vibrant atmosphere.

And while he Brazilian economy is booming, the rich Amazonian rainforest is blooming. Some of the worlds most health-filled foods are packing some areas of the North from head to toe. A few years ago few had heard of such exotic names as pupunha, grumixama and capuau let alone tasted them. Now however, these fruits have sparked a health food revolution not just in Brazil but also throughout the US and Europe too, and no more so than the aai berry.

The benefits of acai are not a new discovery amongst the Brazilians. The Lawyers role in Brazilian Real Estate Purchases, part 1.

Buying property can be a complicated process. Buying property abroad, where you may not speak the language, be familiar with the culture or understand the legal system may seem even more complex. In fact the system is very straightforward as long as you have access to the right legal advice and reliable local representation

It can be vital to choose the right lawyer who is experienced in foreign transactions and one that can speak to you in your own language. Your lawyer should be registered with the OAB, the Brazilian Bar Association. Lawyers in Brazil charge a percentage of the property value for property transfer work.

The role of the lawyer is to guide you, the client, through your real estate purchase and offer legal advice about the transaction, possible complications that may appear and tax consequences from the procedure. The process of buying property in Brazil is straightforward if you follow the proper procedures. If all the correct documents are available the transaction can be very swift, but in many cases these documents are not immediately available and a large part of the lawyers role is to collect, question and confirm the required documents.

The type of service that will be provided to you by your lawyer will vary greatly and be dependent upon the type of real estate that you are purchasing. An off-plan apartment will have most of the required documents in place, as the documents will have been required for the planning permission process. In older country and beach properties, your lawyer will be required to make a far more extensive inspection of the documentation, as there may be issues with regard to ownership, as some older properties may not have registered their title.

When purchasing land lots it is essential that you have a report carried out which will include a topographical study, which will state the exact size of the land and the location of its borders. The report will also investigate the planning status of the land, showing you what can be built, and will also provide a detailed plan, for inclusion in your title deed.

When your lawyers have confirmed that the property is legally ready for sale, with all documentation in place, you will then sign the purchase contract known as, contrato de compra e venda. The contract details all of the information with regard to the purchase such as the seller, the buyer, description of property, price and so on. Importantly it also sets out the date that you can take possession of the property.

When you and the selling party have signed the contract, with the deposit paid, the contract becomes legally binding. Deposits vary from 10% – 30% of the purchase price for off plan properties, with negotiable payment plans. In the case of older property the payment terms can still be negotiable.

In order to receive your title deeds, which ensure the property is legally yours, the property needs to be paid in full and the transfer taxes paid.
