<p>The Central American real estate market for vacation homes has been growing by leaps and bounds over the past decade. The landscape is exceptionally beautiful and the land values are almost too good to be true. Nicaragua boasts great hiking and bird watching. The sport fishing and surfing are unparalleled. It is the land of lakes, rivers, rain forests, volcanoes, artisan markets and coffee farms. Nicaraguan vacation homes have really become popular amongst those seeking a perfect getaway or for those retiring Americans looking for an inexpensive place to live and relax. Historically, the only drawback with Nicaragua real estate was that most deals were completed on a cash only basis.</p>
<p>It is now possible to secure financing from some of the more prominent and reputable Nicaraguan banks such as BDF, Bancentro and BAC. Qualified buyers with the right documentation can access loans of up to 80-95 % of the total purchase price. Although interest rates are becoming more competitive they still float in the range of 9-12% per annum amortized over 10 years. Most mortgages contain an option to extend the amortization by another five 5 years.</p>
<p>An increasing number of developments are also offering developer financing. This type of financing often provides the best deals. A handful of developers offer short term (generally 5-6 years) financing at extremely rates with no pre-payment penalties. For example, a fantastic resort on the Pacific with a golf course is currently offering a 2 year financing option at 2.9% with a 50% down payment. Other nearby developments are offering 7 year financing on condos, completed home and ocean view lots at 8% with a 30% down payment. Another brand new beach condominium project within walking distance of the village of San Juan del Sur is offering 15 year financing at 9%. The terms of developer financing vary from development to development and are open to negotiation.</p>
<p>Some of the bigger developments have specific arrangements with American style mortgage brokers. You actually apply for financial assistance from an American bank. This type of financing option offers longer term financing deals on very competitive terms and at very generous interest rates. With this type of financing you feel as though you are buying in the US or Canada.</p>
<p>The least common means by which to finance your Nicaragua vacation home is a private vendor take back mortgage. Although less common, it can be worth asking about. These days there are an increasing number of real estate deals to be had using this method of financing. Vendors know that the North American credit market has become very tight and this might be the fastest way to sell their Nicaragua real estate.</p>
<p>People who never thought it would be possible are buying Nicaraguan vacation homes. Financial assistance in achieving your dream is now available. New financing options have opened the door to real estate in Nicaragua.</p>

<p>3. Time to give your ocean home a good spring cleaning. Clean the floors and shampoo the carpet. Wipe off any dirt or fingerprints from door knobs, and light switch plates. Wipe down the cabinets and counter tops in the kitchen and bathrooms. Give your appliances a through cleaning. Help your oceanfront home make a good first impression.</p>
<p>4. Make room brighter by replacing blown and dim light bulbs to make rooms brighter. Before buyers arrive, turn on the lights and open the curtains to let as much light as possible in.</p>
<p>5. Make all minor repairs that you can find. Everything you don&#8217;t repair now will be revealed in the home inspection and can create a bad impression. Small problems such as sticky doors, torn screens, cracked caulking, cracked receptacle covers or a dripping faucet may seem trivial, but they&#8217;ll give buyers the impression that the house isn&#8217;t well maintained. You can also go a step further and get a sellers home inspection to see for yourself what the home inspector will see. You can also market the home as being pre-inspected.</p>
<p>6. Spruce up the landscape. Cut the grass, trim back the brushes and trees, put new straw or mulch in the flower beds, and edge the driveway and walkways. Plant a few colorful seasonal flowers and place a few potted plants around the entrance to liven up the landscaping.</p>
<p>7. Fill cracks and holes in the driveway. Apply a sealant if needed.</p>
<p>8. Clean out any debris in the gutters.</p>
<p>9. Polish or replace your front doorknob and door numbers.</p>
<p>10. Eliminate odors in the home. Clean carpeting and curtains to get rid of unpleasant odors in the home. If the carpet is old, consider replacing it. However, with these sites it is usually ones that they are trying to get you to arrange your next holiday to. But when it comes to really discover where the top ten holiday destinations are in any given year the best place to start your search is using the World Tourism Organisation website.</p>
<p>Each year they release information regarding which countries had the most visitors in a year compared to others. Also they provide information which clearly shows those countries which have seen a marked increase in the number of visitors from abroad visiting them. They also help to break down this list into the various continents showing which countries within Europe, Asia, Africa and the Americas were the most popular.</p>
<p>For example the most popular country visited by tourists from around the globe is Italy, followed closely by France, Spain, UK and Germany. In fact currently around 18% of all holidaymakers travel to Europe each year for a vacation. The reason for this being is that many like to learn more about the architecture, culture and history of the many towns and cities within them.</p>
<p>When it comes to Africa the most popular destination for travellers from around the world is Egypt. However, now countries such as South Africa, Rwanda, Tunisia and Morocco are certainly becoming ever more popular as well. All of these countries offer a wide array of activities and wonderful places for the travellers to visit.</p>
<p>Asia is starting to become very popular with travellers &#8211; places like China, Japan and Thailand are highly visited. One reason for this growth is down to the Olympics and Para Olympics taking place in China. Japan and Thailand are hugely popular due to their totally unique way of living.</p>

<p>I have lived in Big Bear Lake, CA almost my whole life. I am also an expert in Big Bear Lake, CA homes for sale. I often share with people the quaint and cozy details of the log cabin-style homes I am showing them. But what I love most about Big Bear Lake homes is that they come along with a great city.</p>
<p>Because Big Bear only has around 9,000 full time residents, it is very quiet up here during the week. If you want to go out to dinner or catch a movie, there is never a wait. I love the ability to go out and not be crowded or rushed. Since we are a second home/vacation home market, you can count on at least 50% of the homes in your area being vacant at any given time. This really lends itself to being able to get away from the noise and crowds of the city. Did I mention the clean air? Big Bear has the best air quality in The Inland Empire.</p>
<p>Next time you are up here, take a minute to just breathe. The air is light and fresh and free of that chemical aftertaste that is so prevalent throughout the rest of The Inland Empire. Because the air is so clean, you can really see the stars at night. Especially if you are on the outskirts of town where there are not as many streetlights. Then you can really get a good look at all the celestial glory.</p>
<p>What really sets Big Bear apart from the other mountain communities is our wide array of services. In the other communities, you are lucky if they have one smaller supermarket with a limited selection. In Big Bear we have two full size supermarkets with full meat departments, produce sections, deli&#8217;s, etc.</p>
<p>Big Bear also has close to 100 restaurants to dine at, unlike some other mountain cities. We have six movie screens in two locations, pubs, a dance hall and even Kmart. So if you do want to own a Big Bear vacation home, you don&#8217;t have to take a vacation from the essentials, and a few nice extras.</p>
<p>Big Bear Lake, CA homes for sale are also a great investment. The economic downturn has been a bit more forgiving to our community. Big Bear Lake, CA homes have not dropped in price as much as those in many other areas in the county. And foreclosures in Big Bear Lake have been relatively low.</p>
<p>Compare this to other areas with up to 50% or more of their market being taken up by foreclosures. As a matter of fact, we are experiencing a resurgence of sorts. While prices have not yet started to climb, sales volume has. We have had about 40% more sales this year than at this time last year. Multiple offers situations are the norm on well priced properties in the valley.</p>
